SDA Signals provides data and analysis about the Specialist Disability Accommodation market in Australia. We are not financial advisers. The data comes from official NDIS publications, and while we take care to present it accurately, we cannot guarantee it is error-free. The AI Advisor feature uses third-party AI technology and may produce inaccurate or incomplete responses — it is not a substitute for professional advice. Paid subscriptions renew automatically and can be cancelled at any time. Your rights under Australian Consumer Law are not affected by these terms.

By accessing or using the SDA Signals website and services (“the Service”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

The Service is intended for users aged 18 and over.


1. About SDA Signals

SDA Signals is an independent data and analytics platform that provides market intelligence for Specialist Disability Accommodation (SDA) in Australia. We process and present data derived from official NDIS publications to help investors, developers, and advisors understand supply and demand dynamics across Australian SA3 regions.

SDA Signals is an Australian business operating under ABN 13 137 862 710.


2. No Financial, Investment or Professional Advice

The information provided through the Service is for general informational and research purposes only. It does not constitute financial advice, investment advice, legal advice, tax advice, or any other form of professional advice.

You must not rely on any information provided by SDA Signals as a substitute for independent professional advice. Before making any investment, development, or financial decision relating to Specialist Disability Accommodation, you should obtain advice from a qualified financial adviser, accountant, lawyer, or other appropriate professional who is aware of your individual circumstances.

Market conditions, government policy, NDIS funding arrangements, and participant needs can change at any time. Past data does not guarantee future outcomes. SDA Signals makes no representation or warranty that any investment will achieve particular results.


3. AI-Powered Features

The Service includes an AI-powered Investment Advisor that generates responses based on NDIS market data and your questions. This feature uses third-party artificial intelligence technology to produce its responses.

The AI Advisor is subject to the same disclaimer in Section 2 above. AI-generated responses are for general informational purposes only and do not constitute financial, investment, or professional advice. AI outputs may contain errors, omissions, or inaccuracies.

By using the AI-powered features, you acknowledge and agree that:

  • AI technology can produce responses that are inaccurate, incomplete, outdated, or misleading. You should independently verify any information provided by the AI Advisor before relying on it.
  • The AI Advisor does not have access to your personal financial situation, risk profile, or investment objectives. Its responses are generic and not tailored to your individual circumstances.
  • Use of the AI Advisor does not create any advisory, fiduciary, or professional relationship between you and SDA Signals.
  • You must not use AI-generated responses to create marketing materials, investment prospectuses, or other documents that could mislead third parties about SDA market conditions.
  • SDA Signals is not liable for any decisions, actions, or losses arising from your reliance on AI-generated content.

4. Data Sources and Accuracy

The data presented on SDA Signals is derived from publicly available NDIS SDA quarterly market reports published by the National Disability Insurance Agency (NDIA). We process, reconcile, and classify this data using rule-based methodologies, but we do not independently verify the accuracy or completeness of the underlying government data.

While we take reasonable care to ensure the accuracy of our analysis, SDA Signals does not guarantee that the data, market assessments, classifications, or signals provided are accurate, complete, current, or free from error. Data is typically updated on a quarterly basis in line with NDIS publication schedules, and there may be delays between government publication and our updates.


5. Use of the Service

You agree to use the Service only for lawful purposes. You must not:

  • Use automated scripts, bots, scrapers, or similar tools to access the Service or extract data in bulk.
  • Reproduce, redistribute, resell, sublicense, or publicly display any content, data, reports, or analysis obtained from the Service without our prior written consent.
  • Attempt to interfere with, disrupt, or compromise the security or integrity of the Service.
  • Use the Service in any way that could damage our reputation or the reputation of the NDIS, NDIA, or any government agency.

We reserve the right to suspend or terminate your access if you breach these terms.


6. Subscriptions, Billing and Cancellation

SDA Signals offers the following subscription plans (all prices in AUD):

  • Monthly: $79 per month
  • Quarterly: $199 per quarter
  • Annual: $699 per year

Subscriptions automatically renew at the end of each billing period unless cancelled. You may cancel your subscription at any time through your account settings or by contacting us. Upon cancellation, you will retain access to paid features until the end of your current billing period.

Payments are processed securely by Stripe. We do not store your credit card details.

Refunds are generally not provided for partial billing periods. However, where required by Australian Consumer Law, you may be entitled to a refund. For refund requests, please contact us at hello@sdasignals.com.au.


7. Limitation of Liability

To the maximum extent permitted by law, SDA Signals, its operator, employees, and contractors shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of data, loss of business opportunity, or financial losses arising from:

  • Your use of, or reliance on, the Service or any data provided;
  • Any errors, inaccuracies, or omissions in the data or analysis;
  • Any investment or business decisions you make based on information obtained from the Service;
  • Any interruption, suspension, or termination of the Service.

Our maximum aggregate liability for any claim arising from or relating to the Service shall not exceed the total amount you paid to SDA Signals in the 12 months preceding the event giving rise to the claim.


8. Australian Consumer Law

Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, right, or remedy conferred on you by the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) or any other applicable law that cannot be excluded, restricted, or modified by agreement.

To the extent that our liability cannot be excluded, our liability is limited, at our option, to the resupply of the services or the payment of the cost of having the services resupplied.


9. Intellectual Property

All content on SDA Signals — including but not limited to text, data presentations, market assessments, classification systems, methodologies, signal frameworks, reports, graphics, software, and the overall look and feel of the Service — is the intellectual property of SDA Signals and its operator, unless otherwise stated.

The underlying NDIS data is published by the Australian Government. Our value-add classifications, analysis, explanations, and presentation are our original work and may not be reproduced without permission.


10. Changes to the Service

We may modify, update, suspend, or discontinue any part of the Service at any time without prior notice. We may also update these Terms from time to time. Continued use of the Service after changes are posted constitutes your acceptance of the revised Terms.


11. Governing Law

These Terms are governed by and construed in accordance with the laws of Western Australia, Australia. You agree to submit to the exclusive jurisdiction of the courts of Western Australia for any disputes arising from or relating to these Terms or the Service.
